{"id":28,"date":"2014-03-05T14:44:30","date_gmt":"2014-03-05T14:44:30","guid":{"rendered":"http:\/\/www.blackheathcatorestate.co.uk\/?page_id=28"},"modified":"2024-02-17T16:00:07","modified_gmt":"2024-02-17T16:00:07","slug":"finance","status":"publish","type":"page","link":"https:\/\/www.blackheathcatorestate.co.uk\/?page_id=28","title":{"rendered":"Finance"},"content":{"rendered":"<p><a href=\"https:\/\/www.blackheathcatorestate.co.uk\/wp-content\/uploads\/2014\/03\/012.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\" wp-image-17 alignleft\" src=\"https:\/\/www.blackheathcatorestate.co.uk\/wp-content\/uploads\/2014\/03\/012-300x224.jpg\" alt=\"Blackheath Park\" width=\"180\" height=\"134\" srcset=\"https:\/\/www.blackheathcatorestate.co.uk\/wp-content\/uploads\/2014\/03\/012-300x224.jpg 300w, https:\/\/www.blackheathcatorestate.co.uk\/wp-content\/uploads\/2014\/03\/012.jpg 350w\" sizes=\"auto, (max-width: 180px) 100vw, 180px\" \/><\/a>The Company now spends\u00a0in the region of\u00a0\u00a0\u00a3350,000\u00a0each\u00a0year on recurrent expenditure and estate improvements, including the\u00a0 maintenance of roads, footpaths, verges and trees, together with traffic control costs, administration and legal, insurance and audit expenditure.<\/p>\n<p>Estate improvements include an ongoing\u00a0programme of patching, resurfacing (and sometimes reconstruction) of roads, and of improvements to pavements, street lighting and drainage.<\/p>\n<p>The major source of income to fund these expenses is the Estate Charge payable by each individual property and levied, in arrears for the previous year, at the beginning of each January.<\/p>\n<p>The Estate Charge is calculated by multiplying a \u2018frontage\u2019 (in feet) by an amount per foot.\u00a0 The \u2018frontage\u2019 may either be an<i>\u00a0actual<\/i>\u00a0measured frontage onto the road, calculated to the nearest foot;\u00a0or it may be a <i>notional<\/i>\u00a0frontage that has been negotiated between the Company and the developer or subsequent owner, and agreed within the assignable contract Deeds.<\/p>\n<p>Some of the autonomous Span estates on the Cator Estate are charged<br \/>\nper estate, and they pass on the BCER Ltd Estate Charge within a charge levied on the residents concerned.\u00a0 The Estate Charge is a legally collectable debt and the details are contained within the Deeds of each individual property.<\/p>\n<p>The draft 2023 Income and Expenditure statement can be downloaded <a href=\"https:\/\/www.blackheathcatorestate.co.uk\/wp-content\/uploads\/2024\/02\/Draft-Income-and-Expenditure-Statement-2022-2023.pdf\">here<\/a>.
